Position Overview:
The Project Manager's main task is to identify, negotiate and complete complex real estate transactions to preserve critical open space lands.  The Project Manager develops and implements conservation strategies for TPL's acquisition of key resource properties and their conveyance to public agencies or other permanent stewards.  The Project Manager bears primary responsibility for identifying and obtaining public funding for such conveyances.  The Project Manager also shares responsibility with TPL's regional development department to raise private, foundation and corporate funding for land conservation efforts.  The Project Manager is expected to vigorously promote TPL's mission and presence in Washington State and the Northwest as an effective, results-oriented land conservation organization.

Responsibilities:
• Assumes primary responsibility for negotiating, documenting and closing real estate transactions with the assistance of legal and finance staff by:
• Carrying out all phases of land acquisition projects from initial outreach and landowner negotiation through supervision of appraisers, surveyors, and other consultants.
• Identifying and securing funding for conveyance of acquisition projects.
• Identifying and negotiating with governmental agencies or other permanent stewards for final project acquisition.
• Plays major role in generating revenues for TPL through transactions and fundraising.
• Identifies project and program areas in which TPL's land acquisition strategies are needed for the conservation of open space and lands of critical local, regional, or national importance.
• Establishes and actively promotes TPL's presence in these land conservation markets.
• Assumes vigorous role in prospecting for new or enhanced opportunities for TPL's land conservation work, and for the financial return and community benefits that accrue from the success of such work.

Qualifications:
•  Bachelor's degree or higher.
• 3-4 years of real estate and/or Land Trust related experience or equivalent.
• Expert knowledge of appraisals and government appraisal review process.
• Good working knowledge of environmental assessments and title issues.
• Knowledge of Washington State and Northwest geography desirable.
• Excellent working knowledge of the processes for obtaining public funding for land acquisition.
• General understanding of real property and tax law and land use planning techniques.
• Ability to generate grassroots community support for public land acquisition.
• Interest and ability in marketing TPL's services to landowners, communities and public agencies.
• Ability to work independently and decisively on complex projects with little supervision.
• Ability to work on projects that may include complex financing arrangements and sensitive political issues.
• Strong interest in fundraising; ability and eagerness to learn from, and work with, TPL's development department.
• Excellent verbal and writing skills.
• Ability to combine sound business sense and judgment with commitment to land preservation.
• Computer proficiency and willingness to write and process own correspondence.
• Ability to train and mentor other project staff as needed.
• Moderate to heavy travel.  Overtime can be expected.

The successful candidate will work as part of a coordinated team with other project staff; work collaboratively with legal, finance and development staff; and be responsible for developing and adhering to her/his individual project budgets.
